Brendan spent years as a missions mobilizer and church-staff worker before he ran property. He watched good people wrestle with the house question with no good answer available, so he moved his calling and his business to serve the people he'd been sending. We manage about 30 properties, not 30,000 — several of them our own, run to fund missions directly.

Questions missionary owners actually ask

I'm going to be on the field with bad internet and a hard time zone. How does this work?

That's exactly the situation the model exists for. You being away isn't a problem we tolerate — it's the reason we're here. Before you leave, we set written guardrails: pricing floors, a spend limit we can act inside without asking, house rules, and blackout dates. Inside those, we act. Outside them, it waits for you and we say so plainly. You get one short monthly update, and you don't get an inbox full of decisions you can't make.

My rental income is part of our support model. How reliable is it really?

We'll be honest: short-term rental income moves with season and market, and anyone promising a flat guaranteed number is selling you something. What we do is make it as steady and visible as we can — dynamic pricing to protect occupancy, mid-term and longer stays where they fit, and a monthly statement so you can budget on real figures instead of hopes. For owners building this into a support model, consistency and transparency matter more than a flashy peak month. That's what we run toward.

Should I just sell it?

Sometimes yes, and we'll say so. Here's how we see it: a home sitting empty still costs you — mortgage, insurance, depreciation, risk — while doing no good for anyone. A well-run home can cover its own costs, generate real income for the work, and give traveling families a cared-for place to stay. But if your situation points toward selling, we'd rather tell you that than take on a property that shouldn't be a rental. Stewardship isn't squeezing every dollar out of an asset; it's putting it to honest use.

What about our furniture and personal things?

Plan for a locked owner closet, an attic, or a garage bay — most of our missionary owners keep one. We'll walk the house with you (in person or on video) and decide together what stays, what's stored, and what needs replacing with something guest-durable. This is part of setup, not an afterthought.

We come home for home assignment. Can we use our own house?

Yes. Block the dates, give us reasonable notice, and we'll hold the calendar and have it cleaned and ready for you. Owner stays are normal and expected. You didn't stop owning your house by co-hosting it.

What if we have to come home suddenly?

Emergency re-entry happens, and we plan for it. Give us the word and we stop taking new bookings immediately; we work through any confirmed reservations already on the books and hand the house back to you as fast as those stays allow. We'll tell you the honest timeline, not a comforting one.

Do I lose control of my house?

No. You keep the ownership, the listing, the reviews, and the account. Because we co-host rather than take over, you also stay the host of record and materially involved — which matters to a lot of owners for tax purposes. Talk to your tax advisor about your own situation; we won't pretend to be one.

How long does setup take, and can it be done before we leave?

Usually yes, if we start with real runway. Consultation, photography, listing build, pricing setup, locks and access, cleaner onboarding. Tell us your departure date on the first call and we'll work backward from it and tell you honestly if it's tight.

What does this cost?

Co-hosting starts at 12.5% of bookings — below the full-service standard, on purpose. No upfront fees. Setup costs like photography or a smart lock are itemized and agreed before they're spent, and everything flows through your monthly statement.

What if it doesn't work out?

You leave cleanly. We don't use long punitive contracts, because a relationship that needs handcuffs isn't worth having. Your account, your reviews, and your booking history were always yours.

We're missionaries' people before we're property managers. Oikos was started by a former missions mobilizer, and we still run several of our own properties to fund missions directly — yours gets the same care.
