You're already on call. You don't need a rental property adding a second phone that rings at midnight. We run it — guests, cleaners, repairs, the whole thing — and you get a statement once a month.
Sermon prep does not survive a guest texting about the wifi. Once the handoff is done, nothing about this property touches your week.
You live where you'd be renting. We screen guests, set house rules, and hold the standard on noise and behavior — because a bad guest in your town isn't just a bad review for us, it's a conversation you have to have on Sunday.
Co-hosting starts at 12.5%, meaningfully below the full-service standard. That gap isn't a discount we're bragging about — it's the difference between this being worth doing on a ministry salary and not.
Before Brendan ran property, he was a missions mobilizer and a church-staff worker. He knows what your calendar looks like in December, what a pastor's compensation package usually does and doesn't include, and how uncomfortable it is to talk about money and ministry in the same sentence. We manage about 30 properties, not 30,000 — you're a person here, not an account number.
We partner with Synergy Stays for revenue management on every property — rates adjusted daily based on local events, competitor rates, and demand signals. When Austin has Formula 1 weekend, your rate reflects it. When January is slow, we protect occupancy.
Every guest message, every maintenance issue, every 11pm “there's no hot water” text — handled by our team, within minutes. You won't know it happened. That's the point.
We generate a full owner statement every month: every booking, every expense, every payout — reconciled and delivered before you think to ask. No digging through dashboards.
We co-host. That means you stay on title, you own the revenue, and we invoice for our work. You’re not handing your property to a company — you’re getting a property partner.
My properties have taken off with bookings and excellent reviews! Way way better than the prior property manager that I had. They really invest in my property like it is their own!
They helped me start and launch my very first short term rental. From their patience in explaining short term rental management, to the expertise and experience they provide, they were professional all the way!
Oikos provided me with amazing work amidst a tough property to manage. They are always available, they have a positive attitude, they're fast and efficient communicator, honest and love solving problems and finding solutions.

FAQ
It's the reason to do it this way. After setup, the ongoing ask is reviewing a monthly statement and answering the occasional question — a coffee's worth of time. Guests contact us. Cleaners are scheduled by us. Repairs are dispatched by us inside a limit you set. If it ever starts feeling like a job, we've failed at the one thing we're for.
Sometimes that works, and if it does, do it. Be honest about the risk though: when a volunteer misses a turnover or a guest complains, you now have a property problem and a relationship problem inside your own congregation. Paying a company means the accountability is contractual, not personal. You get to keep the friendship separate from the plumbing.
You'll know better than we do — but it's a fair thing to weigh, and we won't wave it off. Practically, what we control is behavior: guest screening, clear house rules, noise standards, and a fast response when something's wrong. A well-run property reads as a well-kept house with quiet guests. That's the version we're aiming for.
Yes, and it's common. Co-hosting doesn't require you to live in or near the property — plenty of our owners don't. What matters is whether the house works as a short-term rental in its market, which is exactly what the free projection answers.
Block the dates. Owner use is normal — sabbatical, summer camp, a family stretch, holidays. Give us reasonable notice and we'll hold the calendar and have it cleaned and ready for you. It's still your house.
There are no upfront fees for our service — we're paid as a percentage of bookings, so we only earn when your property does. Setup costs that are genuinely yours (photography, a smart lock, anything the house actually needs) get itemized and agreed before they're spent, never assumed. If a property needs more investment than it can pay back, we'll tell you that instead of starting.
No. You keep the ownership, the listing, the reviews, and the account. You set the guardrails — pricing floors, blackout dates, house rules, pet policy — and we operate inside them. Co-hosting means we hold the keys, not the deed.
Structurally, co-hosting keeps you the host of record and materially involved rather than handing the property off, which many owners' tax advisors care about. What that means for your return depends on your situation, and specifically on clergy tax treatment, which is its own world. Ask your advisor. We keep clean monthly records that make the conversation easy; we don't give the advice.
It's real, and we're careful not to dress it up. We use all of our own properties for missions, and our store funds free stays for pastors and missionaries who need rest. We don't take a cut “for missions” and this isn't a donation program — it's a straightforward business that happens to have been built by someone who came out of ministry, for people still in it.
You leave cleanly. No long punitive contracts. Your account, your reviews, and your booking history were always yours, and you can take the listing back on your terms.
We started Oikos to give pastors and ministry leaders a property partner who actually understands the calling, not just the calendar. A share of what we earn goes toward the same kind of work you give your life to.
Need the property for a sabbatical, a family gathering, or your own use? Block the dates and give us reasonable notice — owner stays are normal and expected. You're still the owner.
Closer to burnout than to buying? Oikos funds free stays for pastors and missionaries who need rest — start there instead →Free. 30 minutes. No pressure.
